The firm first identifies markets in which it wishes to invest, with partiality shown to those high-barrier-to-entry markets that are under-supplied in terms of existing self storage facilities (i.e., less than the national average of 7.4 SF of self storage per person). Within those markets, Prime Group then targets assets in major retail corridors with favorable self storage characteristics, including outstanding visibility, access, demographics and traffic counts.

Prime Group sources off–market transactions via its in–place deal teams, who contact the owners of pre-identified assets. Over 80% of self storage owners possess fewer than 10 properties — this is a hallmark of the unconsolidated self storage asset class. Prime Group’s deal teams develop relationships with these owners. Through this disciplined approach and Prime Group’s excellent reputation for closing, the firm has acquired over $900 million of self storage since 2014.

Prime Group often refinances its properties within 3 years of acquisition, utilizing existing long-term relationships with various lenders. With exceptional near-term value creation, refinance proceeds often return all of the investors’ equity capital. At time of exit, Prime Group packages geographically proximate assets as a portfolio offering; larger deals invariably generate a lower capitalization rate. Prime Group monitors capital market conditions so as to sell its properties at the optimal time, generating the best possible overall rates of return.

Prime Group is an owner and general partner in all of its investments. Prime Group’s principal provides significant investment equity to each transaction and to Prime Storage Funds I and II. Thus, Prime Group’s principal is fully vested in the outcome of each deal, through the life cycle of each investment.
